The yard is in Logan. 51-55 Bromley Street, Cornubia, with signage on the fence and containers standing in rows you can walk down. For a Logan delivery that means the cartage leg is fifteen or twenty minutes, a booking can be moved without it costing anybody a day, and you can come and inspect the exact unit you are buying instead of a photograph of one like it. What still takes planning is the far end, because Logan is seventy-odd suburbs and they do not deliver anything alike.

The industrial half of Logan is some of the easiest work we do and there is no point pretending otherwise. The estates at Crestmead, Berrinba, Heathwood, Underwood, Slacks Creek and Meadowbrook were laid out for articulated vehicles, with broad entries and hardstand throughout. A container goes in there on a phone call and a gate code. The residential half is where the planning lives. Yarrabilba, Logan Reserve, Park Ridge, Flagstone and Greenbank repeat an identical set of problems street after street: a narrow carriageway with cars along both kerbs, one single position a rigid truck can work from which happens to be your frontage, comms and stormwater lids set into the crossing that will break under a loaded axle, and a turning head at the end of the cul-de-sac drawn around a garbage truck rather than something with six metres of container past the rear wheels. The blocks are cut and fill and eighteen months old, so the ground is still consolidating under thin turf. The older suburbs bring the opposite set. Woodridge, Kingston, Logan Central, Springwood, Daisy Hill and Shailer Park have short steep driveways that pitch away hard at the kerb, so a tilt bed grounds out before the container is clear, plus fifty years of gum and jacaranda over the road and side gates from an era of narrower mowers. A lot of those are lifts. Down on the river country at Eagleby, Bethania, Waterford and Loganholme the Logan and Albert flats are low, silty and slow to dry, and ground that looks firm on top can be soft two hundred millimetres down. Three photographs resolve nearly all of this: one along the street toward the house, one of the crossing and nature strip, and one of the intended position with whatever hangs above it in shot.

Being local is not a slogan here, it changes what we can do for you. A Logan address is a short run from Cornubia, which means next business day is genuinely normal rather than a best case, a delivery pushed by rain costs us a short trip rather than a full day of cartage, and if a container has to come back and be swapped for a different size or grade that is an inconvenience instead of an argument. Suppliers become flexible or inflexible depending on what a mistake costs them, and on a Logan job a mistake costs us very little.
It also means you can do the sensible thing and look before you buy. On the ground
On a new-estate frontage there is typically a single position where the truck can legally stand and safely work, and it is directly in front of your block. If two neighbours' cars are in it the delivery does not happen, because there is nowhere else within reach and no way to come back at it from the other direction. The same applies if the only route onto the property crosses a comms pit or a stormwater grate, since those are engineered for a car rolling over them, not for twenty tonne stopping on top. Cracked lids become the property owner's bill, not the driver's, which is why we ask about the crossing before we book a truck rather than after.
So there are three things we need from you and none of them are hard. Where can the truck legally stand, what does it have to cross to get onto the block, and what is overhead: power, comms, a verandah roof, a mature gum with limbs at four metres. Give the neighbours an hour's notice and clear the frontage. Mention at quote stage whether a pit or a grate sits in the crossing. Where a frontage simply cannot be worked, the fallback is craning off the road and over your fence. It is a bigger machine on the day, and the container lands first time, which on a cramped estate street repays the difference easily.
Worth knowing
The Logan and Albert river flats run through a good slice of the city and they behave differently from the ridges. The soil is silt and old alluvium, it lets water go slowly, and a block that reads as dry on top can still be soft two hundred millimetres down a week after decent rain. Put a container straight onto that and it settles unevenly. Every bit of the load runs through four castings, and the moment they are no longer at a common height the frame starts fighting itself, the door end twists, and doors that opened with one hand need a shoulder behind them.
Fixing it is cheap and it lasts. Four concrete pads or hardwood sleepers beneath the corner castings, bedded down, then checked for level along the sides and across both diagonals, with the doors at the top of any fall so they swing the easy way. Lift the floor a hundred millimetres or so clear of the dirt so air can move under there and the underside is not pressed against damp soil for the next decade. That levelling is done on delivery wherever the site permits, so mention at quote stage that the ground is low, soft or on a slope and the timber comes up on the truck. Give some thought as well to where the unit sits in relation to the drainage the builder designed, because six metres of steel dropped across a flow path pushes water somewhere the landscaper never intended.

Usually, provided the frontage is clear on the day. Cars line both kerbs out there, and a tilt-tray needs one particular length of kerb directly outside your block to work from. Service lids and stormwater grates in the crossing are the other constraint, since a loaded rear axle will break them. Get the cars shifted for an hour, describe the crossing to us beforehand, and most of these run smoothly. If the frontage truly cannot be used, a lift from the road over your fence can, and it is frequently the faster way in regardless.
Next business day comes up regularly, since the yard is at Cornubia rather than the far side of Brisbane. A plain 20ft heading somewhere with open access is the quick end of it. Time gets added by a crane booking, a modification such as a lockbox or vents, or wet weather on soft ground, where waiting a day is better than a truck buried on your block. Where the date is fixed by a settlement, a site start or removalists already locked in, say so up front and the run gets built around it.
That turns on three things: how long it is there for, whether it can be seen from the road, and what it is being used for. A lot of the newer estates also carry covenants tighter than anything the council requires. Nobody here is going to guess at the rule covering your particular street, and it is worth establishing before you order rather than afterwards. The shape of it is predictable enough to plan around. Short-term, screened and used for storage sits at the easy end. Permanent, prominent and modified is where questions get asked. Moving one later means paying for a second delivery.
